1849 PLC is an investment company that develops commercial real estate and its strategy is to be the first mover into the regional cities of Ukraine. All of the sites we select will be pre-approved by western anchor tenants. We are currently working with 3-4 foreign hypermarkets to secure locations in targeted regional cities.
Our development sites are usually corner locations, on signalized intersections, adjacent to large block for residential housing. If the location is on the edge of town, we make sure it is on a regional highway with massive car exposure and across to the city centre.
1849 PLC 5 Year Ukrainian Strategy
2009-2010
- Commence construction on 3 shopping centres in the regional cities of Poltava, Chernivtsi, and Rivne.
- Dispose of Pyramida Shopping Centre in Kyiv, held in a joint-venture partnership with Apollo Real Estate Advisors, London.
2011 - 2013
- Deliver existing pipeline of 3 shopping centres in Poltava, Chernivtsi, and Rivne in 2010-2011. They may be disposed of or held for longer term investment.
- Continue development of new regional shopping centres across Ukraine. Eventually focusing on city centre/downtown locations once a suitable supermarket chain has entered Ukrainian market.
- Develop a prototype USA style “strip centre” concept based upon simple convenience stores (mini-mart, drugstore, gas station, fast food restaurants). Possibly to incorporate roadside branded budget hotels.
